Summer Remodeling Projects with the Highest ROI

The season of home improvements is right around the corner. Most homeowners are inspired by the weather to create the best version of their home. Pinterest and Houzz pictures aside, you may wonder which remodeling projects will add to your homes aesthetics and value. Here’s the thing, national numbers don’t really play a part when it comes to getting the best ROI from your remodel. To get more applicable ROI numbers. you’ll need to drill down by region or city.

That being said, here are a few remodeling projects that will give you the best return of investment in the Dallas-Fort Worth area:

Curb Appeal at its Best

Improving your home’s exterior is proven to increase your ROI. Among them are:

Garage doors – This project recouped 95.5% percent for mid-range and 56.6% percent for upscale replacements.

Entry door replacements –  For mid-range and upscale (fiberglass) received greater than 60% percent ROI.

Roofing replacement – This project recouped over 60%.

Additionally, windows and door replacements averaged a recouped investment of over 58%.

The bronze medalist is stone veneer — it’s become so authentic-looking for a fraction of the cost of the real stuff. This project recouped over 80%.

The biggest loser in this arena is a backup power generator with only 38% recouped.

The Top Two Stay True!

It’s no surprise that the top two interior remodeling projects with the highest ROI are also the most popular. After all, they are the two rooms that get used the most daily. However, before you turn to your Pinterest board, it’s important to understand one thing – the more personal you make your kitchen or bathroom remodel, the less you’ll recoup. Spending a lot on one specific style could actually turn off buyers if you ever decide to sell.

For this reason, it’s important to consult with your realtor or home remodeling professional before committing to certain appliances, products and materials as neighborhood values play an important role in what will be recouped.

If you’re thinking of master bedroom addition, you’ll be pleased to find out that this project averaged over 58% for mid-range and upscale project types.
